Sale/Purchase and Preservation of The Pioneer / Endicott Buildings

Jack Hoeschler represented the First National Bank of Saint Paul as an attorney with the Doherty, Rumble and Butler, law firm, with the purchase of the Pioneer and Endicott Buildings and Jackson Ramp. These properties were in Downtown Saint Paul and were sold to the Bank by John and Richard Mannillo in 1981. The sale price was $5.6 million.

Jack negotiated on behalf of the bank with John Mannillo. These buildings were the first commercial buildings in Minnesota to be designated as historic in 1974. The preservation of these buildings was an important factor in engaging Jack Hoeschler who already had preservation experience. Mannillo was hired by the Bank to oversee the historic restoration of the buildings for $14.5 million, the largest historic tax credit restoration in the U.S. at the time. Hoeschler and Mannillo completed the project working on the buildings with a 84% occupancy, using a continuous 3 shifts of construction. George C. Grant Construction, the original contractor of the Pioneer Building in 1889, also did the restoration, almost a century later.
